"Thanks for making my dream come true!"
Subject: Thanks for making my dream come true! Stanley: I just wanted to take a moment to thank you, Tom Moster, Susy Corona, Meleny and the entire Keyes Team for making my dream come true today. Since my divorce and the sale of my family home, I dreamt of having a place of our own for my kids and me. For the last five years, this has been foremost on my mind and I wasn't sure it would ever be a reality. First, home prices were too high. Then, home prices were falling too fast. Then the economy imploded. All along, I wondered if I would ever find the right home for us. After working for months with another Realtor and getting nowhere, I called you after seeing your listing on Realtor.com (Who knew you would answer your phone at 7:00 am?). You listened and learned about my goals and needs. You patiently answered my questions. You were a consummate professional but treated me with the warmth of lifelong friends. Your team immediately started working to find a home for me and my family and contacted me when the opportunity opened for me to buy our dream home. Within days, I had a ratified contract and it took just 35 days from the date the sales contract was ratified to close on my home. Everyone on the team kept the lines of communication open every step of the way. It was service with a smile. There were no surprises. My home purchase was handled with the utmost attention to ethics and professionalism. As a single mom, I cannot put into words just how much I value that support. I guess that explains why it was such a stress-free closing... I was done signing all documents in less than 45 minutes without a single issue. I am grateful to you, Tom, Susy, Meleny and the rest of the team for your expertise and support. Every homebuyer should be so fortunate to have The Stanley Rosen Team at Keyes helping them find their dream home! Thanks again! Keren Peters

Tax Considerations >Tax Implications of Selling Your House
Most of my clients profit from selling their homes, and they often have questions about capital gains tax.
When you sell your primary residence, you are not taxed on your profit if (1) you have lived in the home for two out of the last five years and (2) your gain does not exceed $250,000 as a single taxpayer or $500,000 as a married couple filing jointly. Gains above these limits are taxed at the current rate of 15% for higher income taxpayers and 5% for lower income taxpayers. In 2008 the 15% rate will continue for higher income taxpayers; while the 5% lower income rate will drop to 0% for the 2008 tax year only. On January 1, 2009, the long-term capital gains tax rates will once again be 15% and 5% through 2010.
Homeowners can use this tax-free provision every two years. As set forth in the American Job Creation Act of 2004, properties converted from a 1031 exchange property into a primary residence must be held and used as a primary residence for at least five years to qualify for the tax exemption.
Consult your tax accountant for more detailed information regarding your particular circumstance.
